West Country Lets was inspired by a series of bad or mediocre holiday rental experiences.

We rented a large house for a family gathering a few years ago. The house was in a fantastic location. But the house was very poorly presented. Sofas sagged, showers trickled, a fluorescent strip light illuminated the poorly equipped kitchen fitted out with what appeared to be cast-offs from the owners house nearby. The few great features, such as a beautiful open fire and an Aga in the kitchen were more than cancelled out by the overall dismal experience. We felt there had to be a better way.

Renovating and successfully letting out a house in the Auvergne region of France was next step in building up the interest and expertise required to run a successful holiday lettings agency. We found that a high quality, well marketed house could achieve much higher occupancy rates than the norm in the area and at better rental yields.

Our basic premise is that when people go on holiday they, by and large, expect a house that is at least as comfortable as the house they’ve left behind. Quality furnishings and fittings are essential. If there’s a television it needs to be a modern flat-screen one. And while there are still people who love to get away entirely from Internet and media access, many people are now so reliant on wi-fi that a house that doesn’t have it is a no-no.

Practically any house in a great location, will be booked for the peak weeks: Easter holidays, the May bank holidays and peak summer period from mid-July to the end of August. However outside those ultra-popular periods prospective renters have a lot of choice. And houses that aren’t high quality and offering great value for money will sit empty. And an empty holiday rental is just a cost! We know that great holiday rentals in great locations can be rented for up to 48 weeks a year. So any owner who is not achieving at least 30 weeks a year needs to talk to us.

The old agency model

Old school agencies charge high levels of commission (as high as 25 percent) and often lock owners into exclusivity. Some of them also tie owners into a full service, including cleaning, key holding etc, which they sell to owners at an inflated price on the promise of a one stop shop. They still do a lot of their marketing through paper brochures and often have mediocre websites with poor quality photos and no online booking.

The New Agency Model – West Country Lets

We charge a low commission and are completely non-exclusive. If you already market your property yourself you can carry on doing so and we won’t charge a penny of commission for bookings you secure yourselves!
We can recommend local partners offering cleaning and key holding at competitive prices. But we stick to our skillset which is Online Marketing through a top quality website. And working closely with owners to get their properties up to the high standards that achieve high levels of occupancy and top rental rates.

During our first year we will photograph all new properties we take professional photos of your property completely free of charge!
